    Stage 0-2

    We define your project brief together, carry out a measured survey, and develop initial design concepts supported by a feasibility study to set a clear design direction.

    Stage 3

    Your chosen concept is refined into detailed drawings and a 3D model, then formalised for planning submission. Our submission includes all required documents and liaison with local authorities.

  • Stage 4-5

    We produce a full Building Regulations package, coordinate tendering, and provide ongoing support during construction to ensure your design is delivered as intended.

HOW WE WORK

At Blackbrick Studio, every project begins with a conversation. We listen to your ideas, explore possibilities, and transform them into spaces that feel right for the way you live. Collaboration is at the heart of our process, guiding every stage from concept through to completion.

Throughout the journey, we hold regular meetings, both in person and online, so you can share your ideas and stay fully engaged in the process. During the detailed design phase, we also offer interactive VR walkthroughs, allowing you to step inside your future space and experience it at full scale before anything is built. This helps bring the project to life and ensures every detail feels just right. Our goal is to create spaces that are elegant, functional, and built to last.

  • We start with a detailed survey of your property and produce accurate existing drawings as the foundation for your design and formation of a desired brief.

  • Through a series of pre-design workshops, we build a thorough bank of design sketches, form ideas and material aspirations to produce a comprehensive feasibility study to ensure your project is practical and achievable.

  • We convert all findings in our feasibility into a 3D model so you can visualise your proposal in our dedicated design workshops. We also present the scheme in VR, allowing you to walk through the space and understand its scale, flow, and feel from the very beginning. Then, we prepare all required drawings and documents for your planning application, submit them on your behalf, and liaise with local authorities throughout the process.

  • After planning approval, we refine the design with you to ensure the design is meeting all current building regulations and produce a detailed tender pack ready for contractors.

  • Once construction begins, we remain involved, attending site visits, answering questions, and making adjustments to ensure your design is delivered exactly as intended.

FEES & COSTING

Design is a long-term investment. Great architecture adds long-term value through creativity, functionality, and quality. Our fees reflect the level of expertise, creativity and attention to detail required to deliver spaces of lasting quality.

  • Our fees are calculated as a percentage of the overall project budget, tailored to the specific scope of work.

    The exact fee percentage is influenced by:

    • Project complexity and scale

    • Degree of technical and design refinement

    • Site-specific challenges or constraints

    • Services selected, whether that is concept design, planning submissions, technical design, or a full service through to project completion.

  • In addition to architectural fees, projects often require input from third-party specialists such as planning consultants, structural engineers, and other technical experts.

    These costs vary depending on the project, so we recommend including a contingency allowance within your overall budget.

  • Before any work begins, we will provide a clear and detailed fee proposal including:

    • The full scope of services included

    • Any potential additional elements, such as supplementary planning applications, major design revisions or specialist reports.
