Overview

The Pippins is a sensitive transformation of an existing bungalow in Portishead extending the home both upward and to the side to create a contemporary, seafront-inspired family house. The ambition was clear: introduce a modern coastal character and significantly improve space, light, and layout, while ensuring the proposal sat comfortably within its setting and streetscape.

The Brief

The client wanted a substantial upgrade that would feel architectural rather than “bolted on”, a clean, modern form that could stand up to the coastal context. Key priorities included:

A first-floor addition to unlock views and provide meaningful extra accommodation

A side extension to rebalance the plan and improve day-to-day flow

A modern seafront aesthetic with crisp lines, strong proportions, and high-quality detailing

A planning strategy that reduced risk and avoided a long list of conditions

Design Response

Our approach focused on creating a coherent new silhouette one that reads as a deliberate re-composition of the original bungalow. Massing was carefully stepped and aligned to manage scale and neighbour relationships, while the elevations were developed with a restrained, contemporary language suitable for a coastal town.

Daylight, outlook, and internal functionality were central to the design, with a strong emphasis on:

Simplified, modern forms with a clear hierarchy of volumes

Balanced elevations and window placement to create rhythm and privacy

A layout that feels open and connected, while remaining practical and buildable

An external appearance that delivers a distinctly “seafront” feel without becoming over-designed

Planning Strategy and Outcome

This was a challenging planning process, requiring tight control of massing, justification, and presentation. We progressed the scheme through a robust pre-emptive design process, testing constraints early, anticipating typical refusal points, and ensuring the submission told a clear, defensible story.

Outcome: planning approval achieved with no conditions, a clean consent that protects design intent and supports smoother delivery on site.
